Georgia’s 250-square-foot rule changed the location conversation
Effective January 1, 2026, Georgia law generally requires each established place of business to be at least 250 square feet unless at least 500 motor vehicle sales are conducted annually at that location. Dealer-office facilities can be configured in different ways, so the full premises and lease arrangement should be reviewed rather than relying only on the size of the private suite.
Office-suite dealers still have other location requirements
Current Board rules allow used motor vehicle dealers to operate from office suites when the facility meets the established-place-of-business criteria. Requirements include a working landline listed in the dealer’s trade name, appropriate permanent signage, a distinct suite or office number, separation from other businesses, required records and an office entrance/access arrangement that complies with Board rules.
